Planning Process


The UK planning system can be complicated and expensive to navigate. 


  • Greystoke will work collaboratively with the Local Planning Authority to assess local appetite for development and, if possible, have your site included in the local or neighbourhood development plan.


  • Greystoke will design a scheme and apply for planning permission on your behalf. If we are refused, we will appeal the decision of the Local Planning Authority. 


  • Greystoke will find the right builder and developer to buy the property with planning permission. We market the site to ensure the landowner receives maximum value.


​​We pay all the costs associated with securing planning permission. These include surveys, architectural designs, planning fees, and legal expenses. Greystoke only receives our fee when the site is sold for development, and an unsuccessful attempt to gain permission costs you nothing.
